Energy Audits

Our comprehensive energy audits include a thorough assessment of the controls software on site. Set points and time schedules will be modified during the visit where possible in order to provide instant energy savings. We will also highlight any mechanical issues with the HVAC plant that may require attention in order to improve operating efficiencies. Our final report will detail our findings with the aid of graphs and tables and any subsequent energy saving works will be listed with budget costs and anticipated payback periods

Energy Saving Solutions

As BMS specialists who install, service and commission these systems on a daily basis, we have a great knowledge of how best to modify their functionality in order to provide significant cost-savings and carbon reductions without disrupting conditions on site.

Controls
  • Match time clocks with actual occupation periods
  • Modifying software to make it ‘demand driven’
  • Optimised start/stop times to prevent excessive operating hours
  • Summer/winter changeover to provide efficient cooling/heating during the year
  • Reduce heating setpoints and increase cooling setpoints
  • Adjust proportional bands for optimum damper/valve control
  • Increase dead bands
  • Improve the location, type and number of sensors
  • Increase zoning of areas
  • Use return and extract temps for control inputs
  • Make use of free-cooling
Supervisor
  • Clearly laid out graphics with interactive setpoints and real-time values
  • Alarm lists in order of priority
  • Incorporates all relevant plant equipment and service areas
Plant Equipment
  • Turn off equipment if it is not being used
  • Ensure regular maintenance is undertaken
  • Check contactors/relays/starters/cables/valves
  • Assess boiler and chiller controls
  • Ensure that all equipment operates correctly and is linked to BMS
Additional Solutions and Recommendations
  • Fit variable speed drives on motors where it is effective to do so
  • Conduct an energy awareness campaign amongst staff
  • Install additional sub metering and aM&T system
  • Suggest possible lighting solutions
